Iliya has over 25 years of real estate investment and funds management experience, having held senior leadership positions at iQ Student, Dominvs Group, Wellcome Trust and LaSalle Investment Management. He has a track record of leading and scaling investment platforms including recently as Chief Investment Officer at iQ Student where he oversaw the growth of its real estate portfolio to over 28,000 beds, resulting in the sale of the business to Blackstone Group in 2020 for £4.7 billion.

As Chief Executive Officer, Iliya is responsible for day-to-day leadership of the business. He joins the Executive Shareholders, Darryl Flay and Martin Bellinger, in delivering the business’ strategy of partnering with leading institutional investors to deliver high-quality, build-to-rent residential real estate across the United Kingdom.

Lizzie is responsible for delivering strategic legal advice and risk management at Goodstone Living. She advises the board on all governance, compliance and reputational issues.

Lizzie joined Goodstone after five years at Greystar Real Estate Partners, where she played a leading role in the growth of its European business. She was instrumental in driving transactions and capital raising structures, as well as implementing policies and procedures at the platform level.

Lizzie was also a member of the corporate team at Jones Day, working on a wide range of corporate and real estate transactions, during which time she was also seconded to Goldman Sachs.

She is an admitted solicitor in England and Wales and has a Bachelor of Arts degree in English Literature from the University of Bristol, a Graduate Diploma in Law and LPC qualifications from BPP Law School, and a certificate in Real Estate Economics and Finance from the London School of Economics.

As Investment Director, Carl is responsible for developing and managing the company’s real estate investment, funds management and investor relations activities. He joins Goodstone having worked at Nuveen for over 12 years in various fund and portfolio management roles. Most recently, he was responsible for the creation of a new BTR platform in Spain and the growth of Nuveen’s student housing portfolio across Europe which included several ground up developments and forward funding transactions.

Throughout his time at Nuveen, he bought, sold and managed over €3 billion of assets in both the retail and housing related sectors, setting up and managing several joint ventures with a variety of operating partners.

Carl successfully completed the Chartered Global Management Accountant certification and also holds the Investment Management Certificate.

Aleks is responsible for developing and implementing operational strategies across the business.

Aleks joined Goodstone Living from Realstar Group’s build-to-rent residential business (“UNCLE”), managing over 2,500 units in London and Manchester as Vice President of Operations. She has also previously held operational roles at Urbanest and Regus and has over 16 years of experience in operational excellence, sales, and customer service.

With a proven track record of optimising operational efficiency and streamlining processes, Aleks continuously looks for innovative solutions to enhance resident satisfaction and achieve business objectives.

Aleks has been a Propertymark member since 2015 and holds a Level 3 qualification in residential lettings and property management in England, Wales, and Northern Ireland and is on track to gain Level 6 qualification in Scotland.

Aleks is passionate about mentorship and empowering others to reach their full potential. She firmly believes in the power of continuous learning and actively promotes professional development initiatives.

Lee is responsible for strategy, engagement, design, procurement, and delivery of all Goodstone Living’s construction activities.

He has over 25 years of experience in the U.K construction industry, including senior roles at Greystar Real Estate Partners, Mace, Westfield, and Sir Robert McAlpine.

While only focussed on the build-to-rent sector over the last 5 years, Lee has overseen the delivery of more than 3,000 build-to-rent apartments in London and regional cities.

Lee holds a Bachelor of Engineering degree in Civil Engineering from Loughborough University and is a Member of The Chartered Institution of Civil Engineers.

Nick is a member of the development and construction team, responsible for designing, procuring and delivering our projects.

He joins Goodstone with over 15 years’ experience across Australia and in the UK, where he had responsibilities for financial planning and management, together with a focus on design and delivery, most recently managing large scale and industry leading BTR projects in London.

Nick holds a Bachelor degree in Property & Construction and in Commerce from the University of Melbourne, and a Master of Business (Property) degree from RMIT University in Melbourne.

David is a senior member of Goodstone’s investment team, responsible for origination, underwriting, execution and funds management.

David has over 18 years of investment and development experience, predominantly focused on the student and living sectors. He previously held roles at Watkin Jones PLC, ThreeSixty Developments (Oaktree’s student housing platform), Quintain Estates PLC and Curzon Global Partners.

He holds an undergraduate degree from the University of Durham, Masters from the University of Reading (ICMA Centre) and is a member of the Royal Institution of Chartered Surveyors.

Natasha has over 27 years varied experience in the property and construction industry having worked for consultancy practices and developers during this time.

She began her career as a Quantity Surveyor, gaining valuable experience both overseas and in the UK before moving into Project Management. Natasha has an excellent working understanding of all aspects of project delivery, financial management and project controls, having acted in the capacity of Project Manager, Employer’s Agent, Cost Manager, Fund Monitor and Client Representative for a number of high-profile organisations.

She has extensive experience of the residential BTR sector and is well versed in managing and interacting with the entire project team and stakeholders.

Natasha graduated from Reading University with an MBA in Construction and Real Estate (Distinction) and she also holds an RICS Post Graduate Diploma in Project Management and a Diploma in Quantity Surveying from the College of Estate Management.

Karen is responsible for overseeing the financial, reporting and tax aspects of Goodstone Living and its investment vehicles.

Previously Karen spent over 6 years at China Vanke's UK real estate investment platform as finance manager, covering a range of projects including mixed use, office and residential projects. Prior to that, Karen worked in Assurance specialising in insurance and investment management at PwC in London where her clients included various open-ended investment funds and Lloyd's of London syndicates.

Karen qualified as a Chartered Accountant with PwC and holds a BSc in Business Mathematics and Statistics and an MSc in Risk and Stochastics from the London School of Economics.

Marion is responsible for assisting the finance team with overseeing the financial, reporting and tax aspects of Goodstone Living and its managed investment vehicles.

Previously Marion spent over 17 years at Workspace Group in various finance roles.

Marion has qualified as a Chartered Accountant.

Marcus is responsible for analysing and modelling investment and development opportunities across the U.K.

He joined Goodstone Living from Pinnacle Investments, where he was Investment and Development Analyst, supporting its rental portfolio across the investment, asset management and development teams. Marcus held an investment role at CLSA in Hong Kong, supporting the real estate private equity team.

Marcus holds a Master’s degree in Real Estate Finance from Reading University and a Bachelor of Engineering degree in Civil Engineering from the University of Exeter.

Seb is responsible for analysing and underwriting investment and development opportunities across the UK as well as managing the team’s investment pipeline.

Prior to joining Goodstone, Seb worked at Heimstaden in their UK Investment Team, where he supported the team in underwriting, modelling and analysing single and multi-family investment opportunities. In addition, he was involved in developing the team’s UK investment strategy.

Seb received an MSc in Economics from the University of Bath and a BSc in Economics from the University of Cape Town.

Harriet brings together strategic asset management, operational efficiency and resident experience across Goodstone Living's residential portfolio.

With 10 years of residential property management experience, Harriet has a proven track record in optimising the performance of large-scale build-to-rent schemes. Before joining Goodstone Living, she played a pivotal role at Savills, mobilising and overseeing operations for clients such as Federated Hermes and Pension Insurance Corporation. Passionate about delivering an exceptional resident experience, Harriet is dedicated to creating thriving communities within Goodstone Living's properties.

Harriet has been a member of Propertymark since 2016 and gained the Level 4 IRPM build-to-rent qualification in 2022.

Hayley is responsible for delivering the marketing and leasing strategies across Goodstone's assets, leveraging over a decade of experience in the residential sector.

Prior to joining Goodstone, she built her career at JLL, where she led the Mayfair build-to-rent leasing team and significantly expanded the build-to-rent portfolio to over 4,000 units, managing high-profile clients including The Crown Estate, Howard De Walden, Realstar Group, and Grainger. Hayley also has experience in the single family housing sector, having mobilised 19 sites across the UK for Lomond Investment Management.

Hayley holds a Level 3 Propertymark qualification in Residential Letting and Property Management and earned a First Class Honours BSc in Geography and Sport Science from Loughborough University.

Dareen is Goodstone’s Office Manager and Executive Assistant to the CEO and other senior members in the team. She has over 11 years of experience in ensuring the smooth and efficient operation of executive offices. Her experience spans a wide range of administrative functions, including executive support, office management, and strategic coordination, making her a valuable asset to the teams that she supports.

Dareen has a proactive approach and an ability to anticipate the needs of her team that allows her to effectively streamline processes, improve office productivity and play a critical role in helping to enable the execution of the company’s goals.
